The Town of New Canaan, owns the property and leases the building to the Board of Directors of Schoolhouse Apartments, Inc.. The Board of Directors has engaged a professional HUD- approved property management firm. At HUD’s request, and funded by HUD, the property management firm hired a Resident Services Coordinator (RSC) to facilitate medical and social services to accommodate our residents. The RSC also promotes programs that educate residents on healthy living to enable them to enrich their physical health and promote general wellness and social interaction.
Our community consists of 30 one-bedroom apartments and 10 studio units, offering a supportive and accessible environment for older adults and individuals with special needs.

All units have kitchen facilities and air conditioning.

The building is heated by a central hot water system. Each unit has its own thermostat.

There is a central fire alarm system with smoke detectors in each unit. The fire alarm system and sprinklers are maintained and monitored by ADT/Red Hawk Systems. The Town of New Canaan inspects these system yearly.

There is a 1,800-watt diesel generator that provides emergency power to the common areas and heat in the event of a loss of electricity.

The building has two elevators.

Schoolhouse Apartments shares part of the building with the New Canaan Day Care Center.

The United States Housing and Urban Development (HUD) conducted a review of our operations in January 2026. We received a 90% rating, which is considered excellent.

Rent includes heat, water, electricity, on-site waste disposal, personal storage and the use of the building’s common areas.

The Resident Services Coordinator facilitates medical and social services for residents. Residents are eligible to use New Canaan town services such as Meals on Wheels, Get About, Lapham Community Center, New Canaan Food Pantry, and the New Canaan Department of Human Services.

Parking is available for resident vehicles.

Each resident is issued a personal alarm pendant maintained and monitored by Security Solutions of Norwalk, CT. They also maintain and monitor security cameras inside and outside the building.

Residents share a community garden.

Small pets are allowed after review of the application by building management.

Coin-operated washing machines and dryers are available.
- Residents share a computer room with two computers and a printer and a common room where many educational and social events take place.
